Everett/St. Therese Development Project

The East Boston Neighborhood Health Center (EBNHC) is working with The Neighborhood Developers to implement a vision that enables Everett seniors to age safely in the community they call home.

In early 2023, EBNHC will begin operating a health center site within an affordable housing complex at the former St. Therese Church location at 787-795 Broadway in Everett, focusing on the needs of an aging population and high-risk seniors facing health challenges.

Expanded Health Care Access for Growing Elderly Population

Data shows a 19% increase in the number of Everett residents over the age of 55 in the past 10 years (American Community Survey). EBNHC’s location at St. Therese will increase access to coordinated primary and behavioral care for older adults while incorporating the Program of All-Inclusive Care (PACE) model for frail seniors who may otherwise require nursing home care in Everett and the surrounding communities. As at EBNHC’s Neighborhood PACE program, the PACE model enables adults 55+ to stay healthy, active, and independent in the place they call home. The program integrates complex care management, care navigation, integrated behavioral health, and social supports, among other wrap-around services.

Job Creation in Everett

The health center will employ approximately 20 staff, including 10 licensed providers and 10 non-licensed staff such as personal care and medical assistants, activities coordinator, and receptionist.

Affordable Housing

The development includes two major pieces of new construction: the Senior Building and the Townhouses.

The Senior Building on Broadway will be 77 affordable rental homes for seniors age 62 and older, with a new health center on the ground floor to serve building residents and members of the broader community.  Of the 77 homes at St. Therese, more than one third will be restricted for households earning up to 30% AMI.

The Townhouses on Gledhill Avenue will be 6 three-bedroom homeownership units that will be for sale at below-market prices: three homes restricted for households earning up to 80% AMI and three for households earning up to 120% AMI. These homes will help fill a gap in the housing market in Everett, where there is a limited supply of three-bedroom homes for sale, and where housing prices continue to rise.

PACE Facility Highlights
  • A 6,700-square-foot first-floor condo unit with access from Broadway and rear parking entrance
  • 5 exam rooms and 2 behavioral health rooms
  • 2 team interdisciplinary charting rooms to foster team collaboration
  • 4 bathrooms including a toilet/shower/changing room in combination with care assistance
  • Medication room, phlebotomy, and lab located within the clinical space
  • Day room and adjacent kitchen for facilitating meal services
  • Shared space for joint programming with St. Therese including fitness center and common area
  • Secured outdoor patio for EBNHC patients with access through first floor
